Sherman and Denison Equipment Appraisal
Heavy equipment valuations for Sherman, Denison and the rest of Grayson County. Starting at $295.

Sherman and Denison equipment appraisal is a certified report of what the heavy equipment of a Grayson County business would sell for, one machine at a time. It is written for the excavators, dozers and cranes of a contractor, for a carrier’s trucks and trailers, a plant’s or a warehouse’s forklifts, and a farm’s tractors and hay equipment. The Uniform Standards of Professional Appraisal Practice (USPAP) govern the work, and a Certified Machinery and Equipment Appraiser (CMEA) signs it.
- A job in Sherman, a yard in Denison and a farm near Whitesboro can be handled in one order.
- No machine is pulled off a job for a desktop appraisal, which runs on your photos and records.
- An inspection at the equipment is arranged for a lender or a court that requires one.
- The county is noted for each machine when you give it, which matters in towns that sit on a county line.
- Your quote puts the fee and the delivery day in writing.
- USPAP-compliant
- Signed by a CMEA
- Rated 5.0 on Google

What are the steps for a Sherman or Denison equipment appraisal?
1. Equipment and count
The form asks first for a short description of the equipment and the number of pieces.
2. Type of appraisal, city, deadline
Next come the method, desktop or on-site, the city where the equipment sits, and how soon the report is needed. Your email comes last.
3. Records
After you accept the quote, send a line for each machine with its serial number, hours or miles, cost and year bought, and photos.
What should a Grayson County equipment owner know first?
- One county, one district
- Sherman and Denison are both in Grayson County. The office that values business equipment for the county’s property tax is its appraisal district, the Grayson Central Appraisal District on North Travis Street in Sherman. Grayson Central Appraisal District
- The rendition and the extension
- Once a year a business owner sends the district a rendition, meaning a report of the taxable business property held in the county on January 1, such as machinery, equipment and vehicles. Texas makes it due April 15. The Grayson district’s extension form says a 30-day extension is granted automatically when a written request reaches it by that date, which moves the deadline to May 15.
- Cost, year and inspections
- A paper on the Grayson district’s forms page says an owner can file a good faith estimate of market value or a list of assets with each one’s cost and year acquired, and that the chief appraiser, who heads the district, can require documents to support an estimate. It also says the appraiser draws on observations made during on-site inspections of the business.
- The Grayson table
- The Grayson district publishes a depreciation schedule, a table of the percent of an asset’s cost it counts at each age, and its note says the percentages include indexing, an adjustment for price changes. It lists construction equipment in a 12-year column, excavation equipment and industrial equipment in a 15-year column, and tractor/trailers, forklifts and commercial vehicles in an 8-year column. The heading over the columns reads typical life expectancy in years.
- Delivery time
- Most desktop reports are finished 7 to 10 business days from when the final record and photo come in. A rush order, done in 24 to 48 hours, covers one or two machines. An inspection adds travel.
- Fee
- Starting at $295. The price climbs with a longer list, an inspection or a rush.
What is particular to equipment in Sherman and Denison?
Separate columns for construction equipment and excavation equipment, an 8-year column that holds trucks and forklifts, and towns that cross a county line.
Construction equipment and excavation equipment
The Grayson table has one column that names construction equipment and another, longer one that names excavation equipment. It does not say which a dozer, a loader or an excavator belongs in, and the lowest figures printed in the two columns are 31 and 33 percent. The table works from the cost and the year bought. The market works from the machine itself: its hours, the wear on the tracks or tires under it, and the buckets or other attachments that go with it. When your list gives those details for each machine, the report can state a market figure for each one, to set beside the table.
Trucks, trailers and forklifts
Tractor/trailers, commercial vehicles and forklifts share the table’s 8-year column, where the lowest printed figure is 30 percent. A semi truck sells on mileage, engine and overall condition, and a trailer on what kind it is, how long it is and the state of its deck. A forklift sells on its hours, its lifting capacity and the mast, the upright that raises the forks. When your list gives each unit a line of its own, the report can price each one separately.
Towns on the county line
The Census Bureau lists Van Alstyne in both Grayson and Collin counties, Whitewright in Grayson and Fannin, and Pilot Point in Grayson, Cooke and Denton. A yard at the edge of one of those towns may sit inside another county’s appraisal district. Texas Tax Code section 21.02 looks first at where a machine is on January 1 and has other tests for a machine that is away only for a while, so give the county with the address and say where the machine normally works.

How do I choose an appraiser for Grayson County equipment?
Can they explain a value against the 12-year and 15-year columns?
The Grayson table names construction equipment in one column and excavation equipment in another. Ask the appraiser to state what the market shows for each machine and why, so the figure can be compared with either column.
Do they know bankruptcy matters are served from Plano?
No bankruptcy office operates at the Sherman courthouses, by the court’s own account, and its Plano office serves the Sherman Division. If the report is for that court, give the court’s date in the form’s deadline question.
Do they ask which county the yard is in?
Van Alstyne, Whitewright and Pilot Point each reach into at least one other county. When the appraiser has the county, each machine can go under the right district on the list.
Which offices read a Sherman or Denison equipment appraiser’s report?
The appraisal district. When an owner disagrees with the Grayson district’s value, the owner may protest, meaning object in a formal way. A citizen panel called the appraisal review board hears the case and weighs the evidence of value the owner brings. Grayson Central Appraisal District
The federal courts. Grayson County falls in the Eastern District of Texas, in its Sherman Division, and federal law says court for that division is held at Sherman and Plano. The clerk of the federal district court has a Sherman office in the Paul Brown United States Courthouse on East Pecan Street. The bankruptcy court serves the division from its Plano office and says that when a judge directs, a hearing may be held in a Sherman courthouse.
Lending. The U.S. Small Business Administration (SBA) names Grayson County among the 72 counties its Dallas/Fort Worth office, in Euless, serves. Lenders ask for fair market value, the price reached when neither buyer nor seller is pressed, or orderly liquidation value, a lower price that assumes the equipment must sell by a set date. Ask which the file needs.
